Industrial Property in Smokey Point and Marysville WA

Nearly all of the property zoned for light and general industrial businesses is located in Smokey Point. The City of Marysville has three primary zoning classifications that allow for industrial uses light industrial, general industrial, and Business Park.

A bulk of the industrial zoning in Marysville is light industrial zoning that is located in Smokey Point and just south of Smokey Point. This zoning allows for non-nuisance-generating industrial enterprises and activities involving manufacturing, assembly, fabrication, processing, bulk handling and storage, research facilities, warehousing and limited retail uses.

The City of Marysville’s property zoned Business Park is located south of 156th St NE and west of I-5 in Smokey Point. The Business Park zoning provides for additional covenants and unified control of the land within the area. Businesses that locate within the Business Park zoning are required to be constructed, maintained, and operated in a manner uniquely designed to be compatible with adjoining residential, retail commercial or other less intensive land uses, existing or planned.
