Budget Overview

With experience comes knowledge. We understand precisely what it takes to manage and maintain apartment buildings. Every September, our Property Managers prepare operating budgets for each property for the following year. Once the operating budget is created, we meet with owners for discussion and approval for the upcoming budget year.

Owner Disbursements

Owner disbursements are ACH deposited or mailed on or near the 20th of each month. PCR maintains separate management trust accounts for each property we manage, so a copy of the monthly bank statement and correlated reconciliation is included in each monthly report.

Legal Advice

Annie Fitzimmons, attorney for the WA State Association of Realtors recently responded to the question, “What can the landlord do?”. Annie’s response was, “I have got no idea and I’m not going to answer”. To say that the current laws and rules for landlords and tenants is complicated and constantly changing would be an understatement. PCR has retained the Belcher Swanson Law Firm to provide legal updates and Landlord Tenant Law support for specific questions on a weekly basis.

Scope of Work

Lease Management

Lease management requires a high-level of organization. All leases are coordinated through our Yardi Premier management software. Tenant screening applications and leases are signed online. We manage an online calendar to track lease dates and all renewals. Additionally, we maintain video walk throughs with all move-in/move-out checklists to minimize the expense of turnovers and track condition.

Budget

Managing cash flow starts with the budget. Our Property Managers begin preparing annual budgets in September and maintain working budgets throughout the year. Owners receive updated budgets monthly, so you always know exactly where things are at.

Maintenance

PCR’s approach to maintenance is hands on and customized to the owner’s needs. We understand that all owners have different objectives and goals, and PCR can match those needs. We can save owner’s money by utilizing our in-house maintenance company PCM, however we are also sensitive to the fact that cash flow is most often the main objective.

Management Fees

Owners pay a flat rate percent of the rent we receive and that is it. All other fees PCR collects come from the tenants. No owner add-ons or hidden fees.

Marketing

Marketing starts with presentation. PCR promotes available apartments for lease through professional photography with the intention of making our properties standout above and beyond the competition. Unlike other property management companies, PCR employs an in-house marketing team to get the job done right. The second driver to marketing behind the presentation is the people. Leasing apartments requires tenacity and consistency to get the job done. We strive to maintain this attitude.
