Marysville is the largest market for commercial real estate north of Everett, Washington. The greater Marysville commercial real estate market relies heavily on the retail and light industrial sectors. Geographically, Marysville is laid out perfectly to accommodate commercial real estate, as the entire area is located within the I-5 corridor.

Three large shopping centers already adorn the sides of the I-5 freeway. The Seattle Premium Outlets is an open-air mall that covers 500,000-square-feet and houses over 110 outlet stores. The Lakewood Crossing Shopping Center is a regional and local favorite for shoppers because of the great restaurant and retail options. Businesses such as Costco, Target, Best Buy, and Michaels, while eateries such as Bostons, Red Robin, Buffalo Wild Wings, and various other chains. Finally, the Gateway Shopping Center sits across from the Tulalip Casino and Seattle Premium Outlets. The center is anchored by WinCo Foods, Kohl’s, Ross, PetSmart, and other major brands.

In addition to solid retail commerce, Marysville also has a dominant industrially based economy. The vision of the Smokey Point MPA (Master Plan Area) for the City of Marysville is to establish a commercial/light industrial park that, based on the allowable uses in the zoning designations, provides jobs for residents of Marysville and expand the City’s commercial/light industrial base. The Cascade Industrial Center (CIC) is an officially designated Manufacturing, and Industrial Center approved by the Puget Sound Regional Council. The CIC includes over 4,000 acres of land zoned for industrial and manufacturing, with over 1,700 developable acres. Nearly all the area is located within the Marysville City limits.
